Good Tenants, Great Streets
Filling vacant storefronts with something that matters
A storefront can do more than occupy space. It can become a gathering place, a first step for a new entrepreneur, a home for a creative practice, or a resource that strengthens connections within a community. The businesses and organizations that occupy a neighborhood’s commercial spaces often play an outsized role in shaping how a place feels, functions, and grows.
In many of the neighborhoods where we work, market demand alone has not been enough to fill vacant storefronts or support emerging businesses. Our commercial strategy isn’t focused on maximizing rent.
We prioritize creating opportunities for the kinds of tenants that contribute to neighborhood vitality and help make commercial districts more active, welcoming, and resilient.
By offering affordable commercial space, we help reduce barriers for entrepreneurs, artists, nonprofits, and community-focused organizations seeking a place to put down roots and grow.
Businesses that strengthen community
Across our portfolio, affordable commercial spaces have become home to a diverse range of neighborhood-serving businesses and organizations.
In West Price Hill, tenants like Custom Cutts, Tienda Los Tres Amigos, and Price Hill Brewery contribute to a business district that reflects the neighborhood’s culture, diversity, and entrepreneurial spirit.
In Evanston, organizations including Revolution Dance Theatre, Cream + Sugar, Pink Palace Tattoo, and Homebase bring creativity, activity, and community engagement to the street.
In Over-the-Rhine and the West End, artists, makers, and mission-driven organizations continue to activate spaces that might otherwise remain vacant, creating destinations that serve residents while adding to the unique identity of their neighborhoods.
More than occupancy
Successful storefronts do generate economic activity but they also create opportunities for local ownership. They provide services and amenities for nearby residents. They help establish patterns of daily activity that make commercial corridors feel more welcoming and connected.
When businesses thrive, neighborhoods benefit and that’s why we view commercial leasing as an extension of our broader mission to strengthen neighborhoods. The right tenant can contribute as much to a community’s long-term success as the building itself.
Tienda Los Tres Amigos, 4024 Glenway
Tienda Los Tres Amigos has been a fixture on Glenway Avenue in West Price Hill for years, serving as an important neighborhood business. When 8K redeveloped the historic building at 4038 Glenway, we relocated them from their deteriorating storefront next door into a brand-new space—while keeping their rent unchanged for the next ten years.
Councilman Jeff Cramerding called the project “a prime example of how Cincinnati should work toward continued growth: without displacement and with healthy collaboration.” We couldn’t agree more. Great development doesn’t just improve buildings—it creates opportunities for the people and businesses that make neighborhoods thrive.
Pink Palace Tattoos, 3570 Montgomery
Pink Palace Tattoo is the studio of Mahagany Shaw, who opened her first independent shop after relocating from a shared studio in West Price Hill. The granddaughter of renowned Cincinnati artist Tom Shaw, Mahagany carries on a family tradition of creativity while bringing new energy to Evanston’s business district. By offering lease terms well below market rate, 8K aimed to give her the opportunity to invest in her business instead of high overhead. The result is a vibrant, welcoming space that reflects Mahagany’s artistry, and we hope Pink Palace remains an Evanston fixture for years to come.
Building stronger streets
Our goal is to create pockets where local businesses, creative entrepreneurs, nonprofits, and community organizations can put down roots, serve their neighbors, and contribute to the character of the places they call home.
Great streets are built by the people who show up every day. We're proud to create space for them.
